There are important questions to consider before settling at a lake.  Texas offers many choices for lake living.  For instance, if you want to use the lake primarily for recreational purposes, then you probably wouldn't want to live on a fishing lake that has tree stumps which fish love.  If you want to fish and ski/jetski then you want a recreational lake that accommodates that. If you want a big cabin cruiser to float the boat on, then you want a deep water lake. 


What to consider in Lake Living?

- Do you just want to fish?

- Do you want to jet ski, wakeboard, water ski, tube, swim, paddleboard, kayak?

- Do you just want to see the water but not actually go out on it?

- Do you want to own the land or have a long term land lease?

- Do you want sunrise or sunset view?  Or is it about the breeze?

- Do you want trees at the house?

- What kind of boat do you have or want?  Is it  a ski boat, fishing boat,  pontoon, or cabin cruiser? Boat size and weight are important.  

- Are you going to live in the home fulltime?  Do you want to rent it out as a vacation rental? Each subdivision has different guidelines.

- Do you want or need a subdivision property owners park, boat ramp, boat storage, pavilion?

- What is the maximum drive you want to make from your primary residence to your lake home?

Amazing Views

  • In the DFW metroplex property pricing by the square foot can be fairly accurate.  At a lake that doesn't work due to all the unique variables that are also considered when buying and selling.  
  • Just at Cedar Creek Lake there are over 350 subdivisions in the area. Don't try to figure it out on your own.  You will get lost and frustrated.  
  • The lake area is primarily a second home resort market which is a different kind of business than a home in the metroplex.
  •  The Schwanbecks have a developed a list of contractors and such which can be extremely valuable to our buyers and sellers around the lake.  
  • There are local area MLS systems and the North Texas Region MLS.  It is important to be members of multiple systems and understand how to utilize all the capabilities of each system to benefit buyers and sellers.
  • It is important to use a lender that is familiar with second home resort properties.  Deals can fall apart because an out of area lender may not be familiar with dealing with resort lakefront property. We have a list of lenders that we can share with clients.
  • An out of the area realtor is not going to know what questions to ask in regards to lakefront living, water area, and subdivisions.
